One point of contact

One coordinated process across operators, architects, contractors, brokers and solicitors.

We coordinate everyone, so you don't have to

Getting a property operational for care use can involve a care operator, planners, architects, contractors, brokers and solicitors. Instead of sourcing and chasing each one yourself, Nestwise sits in the middle and keeps it all moving.

We're not simply an estate agent finding a tenant. We're a specialist property consultancy coordinating the whole process of bringing landlords and care providers together.

Our role: Nestwise acts as a property introducer and transaction coordinator. We are not the care provider, planning authority, legal adviser or a regulated care operator. Legal, planning, surveying and care services are provided by appropriately qualified professionals.

Landlord questions

How much does it cost? expand_more

It depends on which parts of the service you need. Some landlords only want a care provider introduced; others want help with planning, works, negotiation and ongoing management. We tailor the fee to the components you choose and confirm everything in writing before any work starts, so the best first step is a free, no-obligation conversation.

Do I need planning permission to let to a care provider? expand_more

Sometimes. It depends on the property, the care model and the local authority. We can coordinate a feasibility assessment and introduce experienced planning consultants who can advise on your specific property.

Who would my tenant be? expand_more

Typically a children's residential care provider, supported living operator or other specialist care organisation, matched to your property's location, layout and rent. You see and approve any operator before terms are agreed.

What if my property needs work? expand_more

We introduce fire safety, compliance and building contractors, can coordinate the project, and help agree with the incoming provider who is responsible for which works.

How long are the leases? expand_more

Many care providers look for 5–10+ year agreements, but every deal is different and depends on the provider, the property and the terms negotiated.

Do you give legal or planning advice? expand_more

No. Nestwise is a property introducer and transaction coordinator. We bring in and coordinate appropriately qualified solicitors, planning consultants, surveyors and other professionals, who provide the regulated advice.

Have a property that could work for the care sector?

Tell us about it. A free, no-obligation conversation is the quickest way to find out what's possible, and which parts of our service you'd actually need.
